Water
Where a property is on a private well, the buyer needs to know what it produces and what is in it. Flow rate and water quality testing are standard, and a marginal result found during escrow rarely ends in a clean outcome — it ends in renegotiation, a holdback, or a buyer walking away.
Test before listing. If the result is good, it becomes a selling point and removes a whole category of buyer anxiety. If it is marginal, you learn it on your own timeline and can decide what to do — repair, disclose and price accordingly, or address it properly — rather than reacting to a buyer's inspector with a closing date already set.
Have the well documentation ready: depth, age, pump details, any prior work. On rural property, sellers who can produce records are believed. Sellers who cannot are discounted.
