- Whitney OaksWhitney Oaks is a master-planned community of roughly 1,900 homes built around a 1997 golf course in west Rocklin, on land that was a working sheep ranch from 1857. It spans a wide range — from gated villages of production homes to custom estates on the ridgelines — which means "a home in Whitney Oaks" can mean very different things.Rocklin
- Clos du LacClos du Lac is a gated estate community in Loomis built around a Provence conceit taken seriously: working vineyards, olive groves, and architecture drawn from the French wine country. The name translates roughly as "walled vineyard by the lake". Lot sizes vary enormously, which makes it one of the harder communities in Placer County to price by comparison alone.Loomis
- Los LagosLos Lagos is a guard-gated estate community in Granite Bay, built around private lakes with trails that lead toward Folsom Lake. It is one of only a small number of staffed-gate communities in the area, and the housing is almost entirely custom, which makes it a market of individual properties rather than comparable models.Granite Bay
- Morgan CreekMorgan Creek is a gated golf community in Roseville built through the early 2000s around a course by Kyle Phillips — the architect behind Kingsbarns in Scotland. It is fully gated and privately patrolled, with Mediterranean and Spanish Revival architecture on lots up to roughly half an acre.Roseville
- Sierra de MontserratSierra de Montserrat is a gated estate community in Loomis of roughly 62 homesites spread across about 322 acres — a density closer to a private ranch than a subdivision. Homes are large and custom, set among vineyards, oak groves and granite outcroppings, with several parcels gated individually within the community.Loomis
- Winchester Country ClubWinchester is a gated golf community in Meadow Vista, about five miles up I-80 from Auburn, built in the early 2000s by CC Meyers. Its course is among the last collaborations between Robert Trent Jones Sr. and Robert Trent Jones Jr., laid across 223 forested acres, and its clubhouse won Golf Inc.’s Clubhouse of the Year in 2005.Meadow Vista

Selling at the top of this market
Estate sales in Placer County fail for a small number of recurring reasons — thin comparable evidence, deferred condition, and rural diligence discovered too late. These cover all three.
- Pricing when there are no comparablesIn a community of sixty homes, three sales a year is a busy market. Most luxury sellers in Placer County are pricing without a genuinely comparable sale, and the usual approach — find three similar homes, average them, adjust — simply does not work. Here is what does.
- What to fix, and what to leaveMost pre-listing advice tells you to fix everything. That is wrong, and expensive. At the top of the market some work returns more than it costs, some returns roughly what it costs, and some is money you will not see again. Knowing the difference before the photographer arrives is most of the job.
- Selling acreage in Placer CountySelling acreage in Loomis, Newcastle or the Auburn foothills is not selling a larger version of a suburban house. Wells, septic systems, fire hazard designation, insurability and shared access each have the power to delay or collapse a sale, and each is manageable if handled before the property is listed.
